I am from another state. Do you provide off-site feng shui consulting services for land selection?
No I do not.
It is difficult to properly evaluate a piece of land remotely. Even with a
precise topology map, compass direction and photos, there are aspects such as
types of surrounding mountains, waterways, soil and atmospheric consideration etc that must be assessed on-site.
Other than for land selection, all other types of feng shui consulting services such as design, property selection etc are available off-site.
I intend to build a house on a piece of land that I owned.
Can you please tell me what you will do for me?
I will visit the site and assess the land and the surrounding feature as well as take the compass direction of the land. In the case of off-site feng shui consulting service, you will act as my eyes. In addition to maps and photos that you must provide to me, you must also take compass reading and answer an questions that I make raise about the surroundings. In addition, I will also need the date of birth of the occupants of the house.
With these information analyze them and discuss with you (and your architect) to decide on the optimal
- orientation for your house
- location and orientation of your main door
- location of the kitchen and especially the orientation of the stove
- utilization of the bedrooms and orientation of the beds within the room.
- utilization of spaces for the living area, dining, study, store, toilets etc.
- placements of other doors and windows in the house
- placement of the main gate
- location of water feature such as pond or water fountain
- location of mountain feature such as rock gardens
- choice of materials and colors to enhance and balance the 'qi' in the house

How will you help me to select a suitable unit?
In
most housing development that I know, the placement of the units within the
area, orientation of the units, and layout within the units are fixed and cannot
be changes until the house is completed and handed over to you.
I will assist you to select a suitable unit that is fundamentally right for you and with features which will support your endeavors. This would be one located in a good sector and having a good orientation. I will also take into the consideration the internal layout and select one that gives you good Feng Shui with the least renovation works (or cost).

That depends on whether it is a on-site or off-site consultation. The requirements are slightly different.
For an on-site feng shui consulting, I need
- A photocopy of the plan of the house, apartment or office drawn to scale
- The date of birth of the occupants of the house or apartment. For a office, it will be the date of the birth of your key staff
- Completion date of the property as well as records of any renovation that was done to the property
For an off-site feng shui consulting, I need
- A scanned copy of the plan of the house, apartment or office drawn to scale. In addition I need a scanned copy of the site plan showing the structure around the property. You will also need to provide me with digital photos and take compass readings based on instructions that I will provide to you
- The date of birth of the occupants of the house or apartment. For a office, I need the date of the birth of your key staff
- Completion date of the property as well as records of any renovation that was done to the property.
After a visual inspection of the property (or examining plans and photos in the case of off-site consulting services), I will

Analyze and give you a Feng Shui diagnosis of your property - Check if any nearby structure is creating any 'sha' (killing energies) that is detrimental to your property and suggest cures for it
- Recommend the optimal utilization of the space in the house and the optimal placement of the main door, stove, beds, study table etc to enhance the occupants wealth, health and relationship potential
- Recommend suitable items such at water features, wind chime etc and their placement to enhance the auspicious energies and to neutralize the inauspicious energies within the house
- Recommend suitable colors for the property's interior (and exterior if applicable)
- Recommend the optimal placement of water and rock feature in the garden (if applicable)
- Provide a set of do's and don'ts renovation rules.
- Select an auspicious date and time for the start of renovation.
- Select an auspicious date and time for moving as well as provide a set of 'move-in' procedures.
- Plus answer any Feng Shui consulting related questions that you may have about the property
I will document all my recommendations on a copy of your building plan for your future reference.

- Approximate built up area (e.g. 1000 sq ft)
- Location of your property (e.g. Kuala Lumpur, San Francisco)
- Preferred method of consultation (e.g. on-site or off-site)
If you are located outside of Malaysia, I would normally quote in US$. Please indicate if you want me to quote in another currency.

As
with any other houses or offices, I would first work on improving the Feng Shui
for the occupants. Of course I will have to work within the limits that you have
set for renovation works (e.g. a little or none at all). Please refer to
FAQ 4 above.
Next I will provide recommendations to enhance the specific aspects which in this case is cash flow and romance!
